- Do you typically work as a Buyers Agent, or Sellers Agent? 38% of my business in 2007 was as a Listing Agent and 61% of my business in 2007 was as a Buyers Agent.
- What is your overall real-estate experience? How many houses have you closed in each of the last 3 years? I have been a full time Realtor for 13 years. In 2007 I closed 26 homes, 2006 I also closed 30 homes, In 2005 I closed 30 homes. My goal is to specialize in quality not quantity. 90% of my business comes from referrals from my past clients and repeat clients.
- What is your real-estate experience as it pertains to Colorado? My 13 years have all been here in the Denver metro area. I have sold in every city in the Denver metro area but I live in Thornton and specialize in the North area.
- How will you guide us in understanding home valuations in this rapidly changing market? I believe my job is to educate all of my buyers. I offer to do a market analysis on the home that you are interested in. This analysis will show you the most recent sales in that area that are similar to the home of your choice. I can do adjustments as an appraiser would do to help you determine the value of the home. This service is available as your buyers agent not as a transaction broker.
- Can you give a brief overview of your negotiation style? Do you have a recent example of this style that you can share and how your negotiation tactics best served your client? I have been called "Bull Dog" by one of my clients. A recent experience was on a new construction home the builder was offering a $30,000 incentive if you used their lender. The builders lender came back with $12,000 in closing cost for my buyer. I told my buyer those costs are excessive. I had advised my buyer to write into the contract that if the builders mortgage company was not competitive that my buyer could use another outside mortgage company and still get the $30,000 incentive. So when the lender came back with $12,000 in closing cost and my lender was $7,000 in closing cost we compared good faith estimates and over a week of negotiating the closing cost were reduced to $7,000. That was a savings of $5000. Last week I found a mistake on another buyers good faith estimate that saved them $4,000.
- How long have you been with your current company/agency? I started with Century 21 in 1996 and in December of 2004 my Century 21 office merged with Coldwell Banker where I have been ever since.

What advantages does your company/agency offer that differentiates you from other companies/agencies? The list is a mile long. I feel the biggest thing is that we are very well trained by Coldwell Banker, we want to make sure we are able to give service that is unmatched. We have all of the latest tools and technology. For example every one of our listings is on Realtor.com, yahoo.com, trulia.com and google (just to name a few of the big ones) and are listed with photos and virtual tours. Also 67% of all relocation company transfers to the Denver Metro area are sent to Coldwell Banker. They know that Coldwell Banker is a step above. Also we are a full service Company every need you may have we can refer you to the best of the best!

What advantages do you personally offer that differentiate you from other agents? I am full time, I do work with a team and I treat every home buyer as if it were my Mother. I always remember this is the most important decision of people's life. This is their Home!

What is the typical price on properties that you specifically are involved in… either as a buyer or sellers agent? My sales prices usually range from $200,000 - over a million

When was the last time you bought a house? I purchased a brand new home in December of 2005 with CENTEX Homes in the north Thornton area. I have had a lot of experience with working with buyers of new construction and now I feel I have a personal experience purchasing. This is different than purchasing an existing home in so many ways. I look forward to sharing what I have learned from this process!

How will I be certain that you are working in our best interest as home buyers and not simply working for your sales commission? I build my business by referral and if you are not happy you will not refer me. I work in quality not in quantity. I don't leave after closing. I continue to stay in contact with my past clients after closing, becoming a resource for future needs real estate or non real estate related!
